- Prepaid Fees: Fees paid in advance for services not yet rendered are refundable within 30 days of payment if no substantive work has commenced.
2. ** Deposit and Retainer Refunds
- Non-Refundable Deposits: Deposits made towards property acquisitions, leases, or other commercial transactions are generally non-refundable unless explicitly stated otherwise in the agreement.
- Refundable Retainers: Retainers paid for ongoing brokerage services are refundable if the client terminates the agreement before substantial work is performed. Any work completed will be deducted from the retainer on a pro-rata basis.
**3. ** Property Exchanges and Cancellations
- Exchange Requests: Requests to exchange properties or alter transaction terms must be made in writing and are subject to the approval of all parties involved, including property owners, tenants, and brokers.
- Cancellation Policy: Cancellations of property transactions are governed by the terms outlined in the purchase agreement, lease, or contract. Cancellation fees may apply as per the contractual terms.
