On December 8, 2022, Simmaron Lending came to the attention of BBB through our BBB Scam Tracker. At that time a consumer alleged the business is not located in the building. BBB confirmed by the property manager and the City of Vancouver that the address/location listed on Simmaron Lending's website is not real. BBB also asked the business to substantiate a claim that "Our partners offer home purchase loans with the most competitive rates and terms in the country. We can assist you with residential or commercial loans." appearing in online advertising. BBB’s Code of Advertising requires advertisers to be prepared to substantiate such claims . The business did not respond to BBB’s request for revisions and clarification in its advertising. BBB asked for information about their lending practice, but BBB did not get a response.

1. Basic Principles of the Code
1.1 The primary responsibility for truthful and non-deceptive advertising rests with the advertiser. Advertisers should be prepared to substantiate any objective claims or offers made before publication or broadcast. Upon request, they should present such substantiation promptly to the advertising medium or BBB.
1.2 Advertisements which are untrue, misleading, deceptive, fraudulent, falsely disparaging of competitors, or insincere offers to sell, shall not be used.
1.3 An advertisement as a whole may be misleading by implication, although every sentence separately considered may be literally true.
1.4 Misrepresentation may result not only from direct statements, but by omitting or obscuring a material fact.
