              Today is Dec 2, I got a demand for rent or possession. My lease agreement says that I have until the 3rf, which is tomorrow to pay my rent. When I called the office I was informed that per office I have to pay $25 for the notice plus a late fee.

              This resident is having issues understanding the recent law changes here in ********. Our dedicated team has been communicating trying to explain what this means. We are required to serve a 30-day notice for possession in Weld County. So, we file the demands on the 2nd of the month. Late fees are not charged until the 9th of the month. The $25.00 on the account is a legal notice fee. We have communicated that the fee will be waived if the resident comes into the office to make arrangements prior to the rent being late 12/9/21.
